Home Inspections are Confidential and Belong to The Previous Client

It is also recommended to your best of your ability, to view it as a fresh inspection since a lot of things may have changed since you had previously visited the house and up to the present. There could have been issues which were visible previously but haven’t been uncovered any longer. It’s definitely not a bad idea to look back at the previous report, and if you have the permission of your client to do so, you can make reference to things that were modified or differed from the previous inspection. However, you must be careful when you’re planning to divulge any details about the prior inspection, aside from it being the case that you performed one in that home without any other details regarding your client or the findings it is necessary to get the permission of your client.
Be Sure to Obtain Writing Authorization Prior to Disclosing Information
As lawyers We are very careful regarding having any authorization in writing because many people forget it over time or due to one reason or another reason. So, it’s always a good idea to get that authorization in writing. In addition, it’s best to view the inspection as an entirely new one, but be aware that if there are certain essential things that have to be noted, particularly regarding safety, you are aware of them and that the information is included it into the report.
